Lease Your Condo

Things To Do If Owners Are Planning To Lease Their Condo Units:
 
  • At least 5 days prior to unit transfer, the owner will supply to the Management Company:
    • Tenant application (copy)
    • Complete the Owner/Tenant Registrations form, which includes registration of dogs. A maximum of 2 dogs is allowed; $100/dog/annually.  See the pet policy for other pets allowed.
    • Written lease (copy)
    • Proof of Insurance (copy)
    • Criminal background and litigation search results (copy)
    • Damage deposit $150 non-refundable and $300 refundable* (2 separate checks made payable to the Georgian Condominium Association).
    • $50 Lease Application fee made payable to the Georgian Condominium Association.
Leases must be a minimum of 6 months and in writing.

All leases must have a clause that states the lease must be subject to the Declaration & Policies, Rules and Regulations of the Georgian Condominium Association.

*Deposit Refund Criteria:  The refundable deposit of $300.00 will be returned to the Owner/Resident ONLY UPON COMPLETION OF THE FOLLOWING PROCESSES:

  • The Owner/Resident must schedule the move-in/move-out event at least 10 days prior to the anticipated move date.  Any change to the schedule must be communicated at least 24 hours prior to the move event.  The move can be scheduled at http://www.thegeorgian1515.com/request-manager or directly with the Management Company.

  • No damage to walls, floors, doors or any Common Area is found after the move event is complete  A Community Committee and/or Building Committee member will check the property before and after the move event for any potential damage which occurred during the move and will assist the moving persons with reserving the elevator, training on use of the reserve function, proper method for holding/propping doors open. Nothing in this rule is to be construed to mean that the Owner’s/Resident's damages are limited to the amount of the damage deposit. 

  • For a Move-in event, the Owner(s) and/or Tenant(s) must participate in a New Resident Orientation.  Orientation sessions may be scheduled the 1st Saturday of each month, at 10:00 AM, or the 1st Monday of each month, at 6:30 PM.  The Orientation will include access to and use of the Georgian website, an overview of the Georgian Governing Documents, and a tour.  Schedule the Orientation at georgian.orientation@gmail.com or with the Management Company.

  • The Owner(s) must complete and submit the Owner/Tenant Registrations Form.  The form will be included in the Owner closing packet/lease packet and may be submitted to the Management Company.   Owners can also complete the form at http://www.thegeorgian1515.com/request-manager.  Owners are responsible for completing and submitting these forms for their tenants.
